How do I set up real properties?
Add, edit, or delete a real property.
A real property is property that is not moveable. For example, a house on a foundation is real property. On the other hand, a mobile home sitting on blocks means the land is real property and the mobile home, because it is moveable, is personal property.

Adding a real property
1. Open Connect Property Tax Collection > Real Properties > Setup New Real Properties.
2. Add the basic property information.

3. Add the owner information.
Add an owner to a real property (optional). If the real property has more than one owner, you can choose which owner is the primary owner.

4. Add the legal description for the real property.
Enter a legal description for the real property. A legal description is a description that is sufficient to identify it for legal purposes. In most situations, the best practice is to use the legal description from the most recent deed to the property.
Example: Southwest quarter of southwest quarter (SW 1/4 of SW 1/4) and west half of southeast quarter of southwest quarter (W 1/2 SE 1/4 SW 1/4) of section eleven (11), township four (4) north of range eight (8) west.

5. Add the land records for the real property.
Add the building records that reference the real property. You can use this section to add land records, building records, and exemptions.

6. Add the property value history for the real property
When you set up a new real property, this tab will be blank. The Property Value History tab tracks the real property value over time. It will show by period the land market value, improvement market value, greenbelt value, and taxable value.

7. Skip the property sales transactions.
The Property Sales tab records the transfer of property ownership and title from one owner to new owner. If you're setting up a new real property from the sale of an existing real property, see How do I record sale of real property?
8. Add additional files, images, and attachments.
Save electronic files of certificates, deeds, titles, and other documents for the real properties.
9. Click Save (CTRL+S).
The real property is saved.
