How do I split properties?

Divide a single real property into two or more properties.

This routine will change the status of the current record to inactive, then it will create two new property records. The system will bill the current property for the existing billing cycle. Then, the system will bill the newly created properties in the next billing cycle.

 

Before you get started

  • Before proceeding, back up the current files. Always make a back up of the database BEFORE running routines that modify or delete transactions. See the help topic titled How do I back up a database?

 

Split property

Divide a single real property into two or more properties.

Do this..

1. Open Connect Property Tax Collection > Real Properties > Split Properties.

2. What is the property parcel number?

  • I know the parcel ID. Click on the Property to Split field and then type in a parcel ID.

  • Help me find the parcel ID. If you don't know the entire parcel ID, just start typing. The system will show all of the parcel ID's that match it. You can also use Search (F9) to look up a parcel ID.    

3. Do you want to use the current date as the split date? The Split Date is the date the system will use to record the transaction.

  • Yes, I want to use the current date. Continue to the next step.

  • No, I want to use a different date. Click on the Date field to enter a MM/DD/YYYY.  

4. When you click on the Split Properties tab, the Parcel ID list shows the name of the current property. The current property's information displays on the subtabs for Property, Land Records, Owners, Legal Description, and Notes.

5. Now, how many properties do you want to create? For each split, click Add a New Property. It's the New button on the Split Properties toolbar.

6. Use the Setup New Real Properties form to add the details for the split property.

Click here for more information on filling out the Setup New Real Properties form. When you're finished, click Close to return to Split Properties.

You can use the information on the current property record as a reference, if needed.

 

Important! A unique address is required.

 

7. Repeat steps 5 and 6 to split the property again.

8. Click Save (CTRL+S)

The property is split.

 

Abort a split property transaction

Clicking the Delete (CTRL+D) button will abort the current transaction. None of the information on the transaction is saved and a new form is displayed.  

 

Change a real property record

Use Maintenance (CTRL+M) to open the Real Property table. You can use the Real Property table to update information on the real property record.
